The letting of The Stiddy, High Street, Lythe has been completed by Barry Crux and Company, Chartered Surveyors of York.
The Landlord, Mulgrave Estate are delighted to have let the Public House to Paul Helm and Sally Reynolds of The Badger Hounds in Hinderwell.
The Stiddy is situated in the village of Lythe being approximately 4 miles to the north of Whitby, and on the A174. The popular village of Sandsend is only a mile or so distant, where Whitby Bay and its sands extend all the way to the village. It is well placed to attract both passing and regular trade, as well as drawing in custom from a wide area.
It is a well-arranged property having 4 distinct trading rooms to the ground floor, together with a Catering Kitchen. The premises are complemented by having Letting Bedrooms on the first floor. Currently there are three of these each having an En Suite Bathroom or Shower Room, and a fourth one having a shared facility. To the second floor there is a Living Room and Double Bedroom as well as Bathroom.
A spokesperson for Barry Crux and Company said, “This letting clearly demonstrates that where good quality public houses in good locations come to the market, there is a strong demand. The letting will provide the tenant with an excellent opportunity to build a business onto what is an already well established customer base and focus on offering both a locals public house serving the village as well as a catering offering. We wish Mr Helm and Ms Reynolds the success they deserve in taking this excellent opportunity forward.”
Since the beginning of 2009, EPC's have been mandatory on the first sale or letting of the vast majority of commercial property. As an additional service to clients, Barry Crux and Company are now able to generate and lodge the documents required by law when a "non-domestic" property is marketed.
The responsibility for making an EPC and RR available falls fairly and squarely on the owner and landlord/sub landlord. The regulations also apply in the sale of a business where either the sale of an existing lease forms part of the transaction, or where a new lease is granted to the purchaser of the business.
Whilst it is "good practice" for agents to prompt their clients to commission Energy Performance Certificates on non-domestic property at the appropriate time, unlike residential EPCs the agent is not the party legally responsible. An owner/landlord may risk a substantial fine if the regulations which are enforced by the local Trading Standards Department, are not adhered to.
The EPC regulations are both complex and confusing so it is vital to get the best advice as quickly as possible. At Barry Crux and Company we are now able to offer pragmatic no nonsense advice to both private and corporate potential clients. No one wants to fall foul of the regulations and incur unnecessary expensive fines, but perhaps even more important is the ability to be ready and able to commit to a transaction as quickly as possible once a buyer or tenant has been found.
