Valuation

We have carried out thousands of valuations of all types of property for a wide range of purposes, and tailored to meet the requirements of clients. Our working knowledge and experience of formal valuations means that we can prepare a Report and Valuation in keeping with most lenders’ requirements.

Regularly we prepare valuations of commercial and residential property for many
purposes such as:-

Surveys

We undertake RICS Homebuyers Surveys for residential property on a regular basis. In addition, we carry out Condition Surveys on commercial property.

Lease Renewals

We act for many clients, both landlords and tenants, in respect of lease renewal negotiations on all types of commercial property. It is essential to obtain informed advice to protect a position under the Landlord & Tenant Act 1954. Therefore, please contact us if you need advice regarding an impending lease renewal.

Rent Reviews

Amongst the services we offer is the valuation of property for rental purpose and subsequently act on behalf of a client to negotiate and formally agree a settlement figure and complete the documentation in respect of a rent review.

Barry Crux is regarded as a specialist in such valuation matters and regularly receives appointments as Independent Expert or Arbitrator to settle such cases.

Rating

Following the re-valuation of non-domestic premises effective from 1 April 2005, we can provide advice to commercial property occupiers and undertake Rating Appeals.

Planning

We undertake appraisals of property for development purposes, involving planning enquiries of local authorities and other bodies.

Expert Witness Reports

We are regularly asked to provide these, usually for use in connection with Court proceedings involving valuation disputes or simply as an “independent expert valuer”. Accordingly we are fully conversant with the requirements of the Courts in such matters.
